As our client you will gain from our unique management concepts in these fashions: *We will take care of all necessary property advertising costs and scheduling, place a “For Lease” sign at the property and promote the property on our website as well. *We obtain an extensive application on all prospective tenants and perform thorough credit and reference checks. Our services benefit you as a home owner by providing a means to recognize qualified tenants that meet our rigorous qualifications, which you might not be able to perform yourself. *We collect all deposits and rent monies due you as the property owner. Statements and checks will be mailed on a timely basis, monthly. *We strictly enforce the terms of the Lease Contract pertaining to rent collection, property maintenance, neglect and/or misuse of the leased property by the tenants. Our Lease Contracts are continually updated with the Texas articles of law, which pertain to landlord/tenant rights and liabilities. *We have maintenance and make ready personnel, as well as electrical and plumbing contractors at our disposal, so any needed repairs are performed by qualified technicians. This also insures that you receive no more late night or weekend interrupting calls regarding emergency problems pertaining to the property. *We handle any eviction proceedings as your agent, if the situation arises, from certified notification to final court appearance. As our client, you will notice that there are not many properties listed for lease at any one time, that is because we actively re-lease properties as soon as tenants give notice to vacate.
